UPDATE: The General Services Administration (GSA) has just announced a significant lease agreement for a historic location in downtown Los Angeles. The GSA will occupy 74,056 square feet in the former Los Angeles Times building at 145 S. Spring Street, set to open in the first quarter of 2027.
This move marks a pivotal moment for the Federal Public DefendersJLL, representing landlord Onni Group, highlighting the competitive economics and the landlord’s commitment to tenant improvements.
“The GSA was attracted to the building due to its proximity to courthouses, landlord’s ability to fund and perform tenant improvements, and overall competitive economics on the lease,” stated Peter Hajimihalis, JLL’s senior managing director. This deal underscores the importance of accessibility and functionality for public defenders serving the community.
The 145 S. Spring Street building is a notable 243,749-square-foot structure, celebrated for its stunning architecture and expansive views of downtown Los Angeles. In addition to Hajimihalis, the deal was made possible through the collaborative efforts of JLL’s team, including James Malone and Dana Vargas, along with Howard Traul from JLL’s Government Investor Services team. The GSA was represented by Timothy Pavek of Carpenter/Robbins Commercial Real Estate Inc.
