UPDATE: The Santa Clarita City Council has just approved a significant housing development plan for Wiley Canyon, a move that will reshape the community with 232 condominiums and 120 assisted-living units. The decision came during a council meeting on July 25, 2023, where members unanimously backed the project aimed at revitalizing the area formerly occupied by the Smiser Mule Ranch.
This urgent development is set to transform a 31-acre site located between Wiley Canyon Road and Interstate 5, north of Calgrove Boulevard. The plan features two-story buildings and a 140,000-square-foot facility dedicated to assisted living, alongside 9,000 square feet of commercial space. Notably, the proposal includes eight accessory dwelling units, marking a first for such housing arrangements in Santa Clarita.
Councilwoman Marsha McLean expressed her support for the project, stating it is “a thousand times” better than previous proposals. However, she voiced frustration over the limitations imposed by state law, which dictated the council’s approval after a series of hearings. Tuesday’s decision was the fifth discussion on the Wiley plan, following extensive public input and environmental impact reviews.
Residents raised multiple concerns about the development, particularly regarding the design of the Wiley Canyon Road and its three roundabouts, which were met with criticism. Traffic circulation and environmental impacts were also focal points of community apprehension. Despite this, city officials highlighted potential benefits, including improved infrastructure for nearby residents lacking sidewalks.
Developer Tom Clark of Royal Clark Development emphasized the collaborative effort with city planners, noting a 40% reduction in the project’s construction footprint over the years of planning. He stated, “We reduced the project, and at the same time, we kept all the off-site improvements,” showcasing a commitment to community feedback.
The approved plan not only accommodates housing but also proposes approximately 3 acres of open space, which includes recreational amenities such as a community pool and a nearly 2-acre park. This effort aims to enhance the living environment for future residents while addressing community concerns.
